Although many Estate Agencies are finding the market has slowed there is still demand and movement providing a realistic approach is adopted by both vendor and buyer.

Vendors should be conscious of the fact that buyers are seeking keener deals, include items in a property that make the purchase more attractive, make sure the property is well presented and remember as always to de clutter and de personalise wherever possible.

It is also advisable to have an exit route planned in case a sudden offer is received with an early occupation required.

Buyers too should have made enquiries with a Broker, Bank or Mortgage lender, if financial assistance is required, determine the budget available and have a good idea of what you seek, also realise that whilst the U.K. market may be in recession many Algarve properties are second homes, many purchased and paid for in better times, so the same rule of thumb does not apply here, certainly there are deals to be made and bargains to be found, but silly speculative offers will only prolong the property search to the time when the market will, once again, pick up and the window of opportunity will have been missed.
